Landlord and Eviction Notice Preparation in Las Vegas

Nevada uses a fast summary eviction process, and the paperwork has to be right the first time. As a Nevada Certified Document Preparer, I prepare landlord notices and Justice Court eviction paperwork at your direction, and I also help tenants prepare the affidavit to contest an eviction.

Notices and Documents We Prepare

For landlords and property managers

• 7-day notice to pay rent or quit for unpaid rent (NRS 40.253)
• 5-day notice to perform a lease condition or quit for curable lease violations (NRS 40.2516)
• 3-day notice to quit for nuisance, waste, unlawful business or drug activity, or unauthorized subletting (NRS 40.2514)
• No-cause notices ending a month-to-month or week-to-week tenancy (NRS 40.251)
• Landlord affidavit or complaint for summary eviction filed in Justice Court

For tenants

• Tenant affidavit to contest a summary eviction and request a hearing
• Response deadlines are short, usually 5 or 7 judicial days after service, so contact us right away

Important Rules to Know

• Most notices other than the 7-day pay rent or quit notice must be served by a sheriff, constable or licensed process server, not by the landlord.
• Tenants who are 60 or older or have a disability may be entitled to extra time on some no-cause notices.
• Self-help evictions, such as changing locks or shutting off utilities, are not allowed under Nevada law.
• Evictions in Las Vegas, Henderson and North Las Vegas are filed in the Justice Court for the township where the property is located.
